Admiral Packaging, located at 10 Admiral Street, Providence, RI, has been a loyal client of Chaffee Roofing for decades. The roof on their facility, originally installed by Chaffee in 1984, has served them well for an impressive 40 years. Now, they’ve entrusted Chaffee Roofing once again to replace this roof, proving their confidence in the durability and quality of Chaffee’s roofing expertise.
Project Details
The roof at Admiral Packaging is a 20,000-square-foot EPDM roof that Chaffee Roofing originally installed in 1984. The new roof will also be an EPDM system, but with a modern twist — this time, it will be a white EPDM roof. The choice of white EPDM is strategic, aimed at reflecting sunlight and enhancing the efficiency of a proposed solar array. The project involves removing our old, 40-year-old EPDM membrane. The insulation we installed in 1984 is in great shape and will be left in place. Then, new 1” insulation will be installed over the existing insulation, then new Carlisle .060 white reinforced EPDM.
The Original Roof (1984)
In 1984, Chaffee Roofing was contracted to upgrade the roof of Admiral Packaging’s facility. At that time, the building had an existing built-up roof system. Chaffee Roofing installed 2 inches of polyisocyanurate insulation directly over the built-up system, significantly enhancing the “R” value — a major upgrade for that era. Over the roof insulation, Chaffee installed an EPDM membrane, a cutting-edge solution that has stood the test of time.
The New Roof
For the new roof, Admiral Packaging chose to stick with EPDM due to the outstanding longevity of the previous roof. However, this time they opted for white EPDM, which reflects sunlight, reducing heat absorption and enhancing the efficiency of the proposed solar array. The project will involve removing the existing 40-year-old EPDM membrane but leaving the existing insulation in place. Then, we will install 1” polyisocyanurate over the existing insulation and new .060 white reinforced EPDM.
Conclusion
Typically, an EPDM roof system has a lifespan of 20 to 25 years. However, the Admiral Packaging roof that Chaffee Roofing installed has lasted 40 years, performing exceptionally well beyond its expected lifespan. Despite its age, the roof is still in good condition, with no leaks reported and overall solid performance. The primary reason for this roof replacement is the installation of a new solar array. Since solar systems typically last around 20 years, Admiral Packaging decided not to take the risk of keeping the old roof, as they would need a roof that could match or exceed the lifespan of the solar system.
