Adding or Renovating Your Property? Consider Upgrading Your Roof

Upgrade your commercial roof for added value and durability. Learn key considerations for property enhancement in our latest blog post!

The average roof will last 15 to 30 years in the United States. However, if you own a commercial building, you should not take anything for granted.

It would be best to regularly inspect your roof and take proactive steps in renovating and upgrading your roof before problems develop.

Here are three ideas on renovating or upgrading your roof to save money and improve the aesthetics of your commercial property.

EPDM

Over 50% of American buildings have mild to serious mold infiltration problems. Many people think leaky pipes cause expensive, façade damaging and health-endangering mold problems but sometimes, mold can infiltrate your building from the top.

It would not take a lot of water infiltration via the roof for a mold problem to get out of control.

Ethylene propylene diene monomer, more commonly known as EPDM, is a sheet material made of synthetic rubber. EPDM is used to line flat roofs and most commonly as the lining for artificial ponds because of its durability.

EPDM lining is held in place with masonry pavers, ballast, glue, or fastening. It is a lightweight, relatively inexpensive material that offers enhanced insulation. As long as EPDM sheeting is installed expertly, leaks won’t be a commonplace occurrence.

If your commercial property is located in a region with colder weather, then the propensity for EPDM roof lining to retain heat can help lower heating bills.

An expertly installed EPDM lining could last for 20 to 30 years and is a great option for upgrading your roof.

TPO

Thermoplastic Polyolefin, also known as TPO, is a single layer of roofing sheet that is a mix of synthetic rubbers and plastics like ethylene-propylene rubber and polypropylene.

TPO is inexpensive and usually costs less to install than EPDM. It can be installed with pavers, ballast, fasteners, adhesives, or induction welding. Additionally, TPO is mold, corrosion, UV,  and ozone resistant. It is very durable and tear-resistant.

TPO reflects sunlight away from buildings and retains less heat energy than EPDM. However, this can also help keep rooftop units cooler during the warmer summer months.

Streamline Roof Aesthetics with Thinner Materials

When most people think of a roof, they think of a one-layer structure. However, most roofs are multi-tiered or multi-layered structures.

Multi-layered roofs need to be installed by a professional. If a layer is damaged or needs replacement, it could be a costly and time-exhaustive process to replace and renovate materials.

Many roofing materials can be sprayed on or laid down with synthetic sheeting to reduce the overall weight on your roof and complexity of design.

If you are upgrading the roof on your commercial building, talk to a roofing professional about how to practically streamline the layers on your roof according to your needs.
